Description of the site
As a functional scheme the building is organized as an apart hotel. It consists of two section units

The swimming pool surrounded by lots of greenery and recreation niches is situated in the terrain associated with the apart hotel. Parking places are provided for in the northern part of the plot to the central entrance to the building and the street both for the owners and for the guests of the apart hotel. Technical systems
Security
A 24-hour security is provided for in the building and there is a possibility for the provision of alarm protection equipment at the clients individual wish for each individual apartment. A special card system for access control is anticipated for each residential unit.
The apart hotel also offers the leased safe service.
Heating
The heating in the apart hotel is provided for with the help of individual air conditioning. Owing to this reason as well as owing to the seasonal nature of the operational work of the complex (during the months of May to October), the owners of the apartments shall have to provide for appropriate heating as in any other type of residential apartment blocks / an intensified electric power scheme being designed for the purpose/. Heating during the active summer season from May to October inclusive is provided for, the payment being reported on the basis of the consumer energy, registered by individual devices installed in each individual apartment.
Hot water is provided for during all year round both during the active and during the inactive season. Measurement is performed individually, through special devices installed in each apartment.

Sales
Payment scheme
The standard scheme of the individual payments is established as follows:
- First installment 10%, due at the signing of a Sale Contract
- Second installment 90%, due at the notarial assignment of the estate
The reservation deposit for each individual apartment is within the amount of 2000 EUR, which the client has paid in advance, to preserve a certain apartment. It shall be exclusively preserved for the specific client wishing to purchase the apartment for a time period of not more than 2 weeks. This time period is completely sufficient for the realization of all the administrative actions relating to the purchase, the signing of a contract for sale and the payment of the first installment in compliance with the Sale Contract and the preliminarily paid deposit shall be deducted from the first payment under the Contract. If the Client rejects the purchase, the reservation deposit of 2000 EUR shall not be refunded, but it shall be preserved by the Investor as compensation for benefit forgone.
The Clients may be offered supplementary information and consultations for financing or crediting through Bulgarian bank at the purchase of an estate.
The payment scheme may be commented or changed under specific circumstances depending on the individual needs of the clients. Please, get in touch with us in events of questions arisen or in need of supplementary information.
It is possible to make a discount at the purchase of two or more apartments within the complex, rendering an account of the individual parameters of each specific case and client. The possible discounts at the purchase of two and more apartments mainly depend on the number of the apartments purchased, their prices, the payment scheme and so forth.
In most events we advice our clients to set aside approximately 3 % of the full price of the apartment purchased to cover all the fees and expenditures for the assignment of the ownership over the apartment.
Maintenance of the estate
The charge for the maintenance of the estate shall add up to 7 Euro/m2, which shall be paid a single time during each calendar year, till 30.04.. The charge shall cover the maintenance of the swimming-pool, the green areas, garbage fee, elevators, air conditioning, ventilation, cable TV, illumination of the courtyard and the lanes, security, anti-fire protection, telephone fees
The charge of 7 Euro/m2 includes maintenance during all year round.
If you use the apartment for personal needs, you must pay your bills for electric power and water supply as in any other residential building, or you have to authorize someone else to pay them on your behalf. If you lease the apartment/s/ which are your ownership, then the payments for the entire time period of the leasing shall be effected by Nevada Tours 2004, and the company for management shall deduct % from the annual income from leasing for the rendering of these services.
Management of the estate
Global Tours is the company, which manages the apartments at wish of the owners to avail themselves of this service. The Company is the owner of other hotels in Sunny Beach and works with some of the most famous and well working European tour operators. Global Tours has a contract signed with Balkan Holidays for leasing of the apartments aimed at attainment of maximal levels of occupancy during the active season and optimal annual profitability. Should you wish to lease your apartment/s/, Global Tours shall provide for tourists, who shall spend their holiday in your apartment, exercising monitoring over the proper operation of your estate.
The value of the fee for the management of your estate shall add up to 30% of the annual revenue from the leasing of your apartment. This fee shall include the provision of occupancy and tourists, the maintenance of the apartments coverage of all the current expenditures electric power, water supply, cleaning, as well as the complete management and maintenance of the estate during the overall time period of the leasing.
Construction stage
The Carina Apart Hotel
shall be completed for the commencement of summer season 2006.
All the construction guarantees are conformed to the requirements of the current effective legislation in the Republic of Bulgaria.
Each client shall be responsible for the insurance of his own estate beyond the framework of the established guarantee periods in conformity with the legislation of the Republic of Bulgaria.
